Our company specialists in acquiring underperforming, unanchored shopping centers and adding value through improving the tenants, improving the real property, or a combination of both. Recently, during a construction project in Tampa, we ran into unforeseen issues with water supply, meter changes, and ERC impact fees with the City of Tampa. I was introduced to Jess Wirts and JCON Commercial as a tenant build-out specialist. After sharing my situation and concern with Mr. Wirts, we engaged him to provide an estimate for the unforeseen scope of work. The estimate arrived within a day of the telephone call and covered the entire scope of work as outlined in our discussion. While this is what you would expect from a General Contractor, typically this is not the type of service received. Mr. Wirts listened to our concerns and was responsive to our needs, making our project a priority because of the time constraints.
Mr. Wirts did an outstanding job of managing the project and ensuring that things were completed as promised, another quality that is difficult to find. As a result, our company was able to deliver the space to the tenant only 1 week behind schedule. This saved our company an estimated $4,000 in missed rent and billable Common Area charges which would have been lost had the initial General Contractor completed the work.
